The latest revision to the development for 301 Airport Boulevard has been
submitted and has been reviewed by the City of Burlingame. The following is
information derived from my initial review of the 120 page staff report
prepared by the Burlingame Planning Department.

DETAILS OF THE REVISED REVISED PROJECT

The new plan, known as the "Revised Revised Project," is four 4-story
buildings, each of which is 64.78' tall as measured from the curb line
(+9.32'). The four buildings are located closer together near the center of
the lot and shifted slightly south (toward the freeway). The building shapes
are a hybrid of an elliptical shape laid over a rectangular shape on the
diagonal. The opposite ends of the ellipse eliminate two of the corners of
the rectangle. The two buildings on the east end of the property (toward
Coyote Point Park and the windsurfing launch areas) are 292' from the
shoreline facing Coyote Point.

I posted an image of the new layout online at www.netdrive.com/~pthorner. Go

The total square footage is 488,000 which is essentially identical to the
square footage of the last version. The floor area ratio (FAR) is .69. While
the developer has billed the reduced size as "2/3 the scale of project
originally proposed," my calculator comes up with a little more than 3/4 of
the original size (488,000/636,394 = 76.68%).

New wind tunnel tests for West and West-Northwest winds were conducted.
According to the analysis by the environmental consultant, "…the wind
turbulence changes and the and resulting values with the Revised Revised
Project generally would come close to meeting the criterion that was proposed
by the San Francisco Boardsailing Association at the April 26, 1999 meeting
of the Planning Commission." I am expecting to get the wind tunnel data
during the next few days and will take a look to see how it measures up. My
understanding is that the area in the ASD corner is where the most
significant effect would be.

The EIR revised for the Revised Revised Project finds five significant
impacts to traffic and one to air quality. The number of vehicle trips
generated is expected to be 18-21% less than the number predicted for the
original project. This mirrors with slight variation the 23% decrease in
square footage. The project is designed to have one main driveway for public
access in and out on the north side of the property. This approach was
suggested by a Planning Commissioner as a way to meter the peak traffic to
spread it more evenly.
